Correct, the fine print does refer to a max increase of 10% each year. What it also holds, if I remember correctly, is an allowance for the district to GO BACK to years for which they made no increase and assign one at a later date. This is why I mentioned "going back in time."

This 54% increase is even referred to on my appraisal as an increase "since 2004." I bought the property in 2006, so how could I even know if they are over-riding settled protests from a previous owner?

Gee, why not do your job each year if you don't have to? Why not increase to the maximum allowed for multiple years at a time? And yet, the folks who are working to pay the blasted taxes are given not much more than a couple of weeks to pull their research together for protest. We have a deadline, WHY DON'T THEY?

If we succeed in getting rolled back again this year, who's to say we won't be having this same discussion again next year?

The fine print says your TAX can only increase by 10% Per Year so those over that rate should definitely protest. Our home’s appraised value was appraised at 10% higher this year which of course made our taxes more than a 10% increase. If they were to appraise my house 10% higher each year, somewhere between the 6th and 7th year your home appraisal values would be DOUBLED. Apparently, Home Appraised Values have no bearing on what the market is doing. In case the Appraisal District hasn’t noticed, the housing market is DOWN! Also, the TAX increase rate is way too high 10% each year? I don’t know about you but I don’t get a 10% raise every year so why should the appraisal district?
If there are Commissioners and School Board Members on the Appraisal District Board and are setting the tax rates there a definite conflict of interest.

If you think 56% increase is bad, try mine. From the years 2004 through 2008, my front lot was valued at $9,900. For 2009, someone decided it was worth $24,060. My lot behind the front lot, which has no access except through my front lot was valued at $7,050 from 2004 through 2008. For 2009, someone decided it was worth $24,000. No one is going to pay that for these pieces of property on a dirt road with minimal utilities and no amenities. I've filed my protest and was waiting for a call, but never heard anything. I called them today and was told they were not doing callbacks because there were too many people protesting, and I am welcome to come in when I have time and have an informal talk with an appraiser.

You can bet I'll make time to do so.

We purchased our home last August as the market was beginning its downward turn. When I opened the letter from the appraisers office I was Stunned. We are not in Boerne, or Helotes or even Canyon Lake. How can the appraisers office justify a 27% increase in property value. The kicker to all this is in preparing for the hearing I have discovered that the majority of houses that have the same rating the same amount of land etc. except that they have more square footage that I have, have been appraised at a lower value than my home. Is it because we are the new kids on the block?

I think that if we fight hard enough we should have the right to have our values taken back to last years. This year's economy is worse than last year and they lowered the values last year. Let's fight for what we are owed and not listen to the appraisal district's stories, which seem to be the same thing that we hear every year!!

I thought the new chief appraiser would bring some common sense and foresight into this years appraisals, apparently not. 2800 protests, doesn't this tell the board of directors anything. The board sets policy for the WCAD its mgt and staff. I know the board does not get compensation and is appointed by the taxing entities but the high number of protests each year should be a wake up call to take some action.

Per Texas law, military members in a deployment status, e.g. Iraq, Afghanistan have the ability to protest up until the time that property taxes would go delinquent.
