BBB offers tips to help keep your home stable in the Texas heat

SAN ANTONIO, Texas - The extreme heat Texas has been experiencing the past few months is taking a toll on local homes. Better Business Bureau has received more than 2,700 inquiries on foundation repair contractors since June, a 75 percent increase from this time last year.

“The most common cause of foundation shifting here in Central Texas is the expansive soil prevalent in our area,” said Brady Barnett, owner of Superior Foundation. “Expansive soil absorbs water and can expand multiple times its normal size in wet conditions. Therefore, when it dries, it shrinks to normal size and leaves cracks in the soil.”

Barnett said the most commons signs of foundation issues are cracks in walls or bricks, doors and windows that don't close properly, visible cracks in the foundation or floor and displaced or cracked moldings.

If the foundation appears fine, help prevent future issues by keeping the soil around the house moist and keeping any landscaping alive. Plants with deep roots are part of the support system for the foundation and rotting roots can create voids in the soil underneath a home.

BBB recommends the following tips for consumers in need of foundation repair:

· Check with your insurance. Some homeowner’s policies will cover foundation repair, so check with your insurance prior to signing a contract.

· Do your homework. Check with BBB before choosing a contractor. Get referrals, compare several price quotes, which can be done using BBB’s Request a Quote www.bbb.org and always confirm the contact information of the contractor you choose.


· Request an on-site inspection. So that you can be given an accurate estimate, have the company come to your house to inspect the damage.


· Beware of red flags. High pressure sales tactics, full upfront payment or low estimates that may potentially balloon over time or foreshadow shoddy work to come are all red flags to look out for.

· Ask about warranties. Warranties and workmanship are only as good as the company that stands behind them. Trustworthy businesses will offer information about how they plan to handle any repairs covered under warranty, particularly if they are coming in from another area.


· Review your contract. Be sure to read, understand, and agree with everything listed in your contract. Do not sign a contract that has blanks or if you don’t agree with something.
