FLORESVILLE -- A recreational-vehicle (RV) park with a maximum of 50 slots is part of a mixed-use development plan being proposed for 2220 10th St. (U.S. 181) here. The Floresville Planning and Zoning Committee, at a special May 23 meeting, approved a special-use zoning permit for the RV park portion of the plan.

Developers Oscar Garcia and Michael Sepeda initially proposed a 170-unit recreational-vehicle (RV) park. They have since revised their plan to include an RV park at the rear of the property, with a mobile home park and commercial development closer to the highway. Each of the mobile homes, which would be owned by the park, would be available for rent.

Garcia and Sepeda will have to return to the board to plat the property at a later date, according to City Engineer Larry Heimer.

While some residents and business owners have voiced opposition to another RV park coming to the city, Freddy Amaro of nearby Amaro Collision Center and Towing has no qualms with the proposal. Amaro, who established his company at its Paloma Drive location 15 years ago, said he has seen a 30-percent increase in business over the past year, thanks to the increased population lured to the area by the Eagle Ford shale.

Amaro voiced concern over the negative reputation that often precedes RV park dwellers.

“They come in, they ask for an estimate, they agree to a date, they come get their cars fixed, they come in, and they pay,” Amaro said. “High-quality people, up to now. I can’t say everybody is, but so far my experience has been positive.”

Ultimately, committee members Philip Vipond, Teddi Harllee, and Robert Leal voted in favor of granting the permit, while Chris Talamantez and David Jaramillo voted in opposition. Final approval now rests with the Floresville City Council.
