Construction activity is evident June 11 at the El Rancho Grande Industrial Park, located southeast of Floresville on F.M. 537. The park sat nearly untouched for a decade after it was purchased by the Floresville Economic Development Corp.

FLORESVILLE -- Companies serving the ongoing oil and natural gas activity in the Eagle Ford shale play are continuing to look to the Floresville Economic Development Corp.’s (FEDC) El Rancho Grande Industrial Park on F.M. 537 southwest of here as a potential home. At a special June 11 meeting, the FEDC board voted to sell property to four companies, each for $5,000 per acre:

•Gardendale-based Catalyst Oilfield Services, which will purchase 2.61 acres.

•Laredo-based Laredo Hydro-Tec LP, which will purchase 5 acres.

•Laredo-based Hammer Isolation, LLC, which will purchase 30 acres.

•San Antonio-based Hammer Exploration, LP, which will purchase “30-plus acres.”

FEDC Executive Director Jesse Perez said these four deals mean that all of the usable property in El Rancho Grande has commitments.

“We’re sold out!” said FEDC board President Sarah Mendoza.

This includes a portion on the northwest corner, which was given five years ago to F&W Electrical Contractors Inc. Perez said the company, which currently maintains its headquarters north of Floresville, plans to expand and move its operation to the industrial park. He said he plans to resume talks soon with the company.

James Freasier Jr., one of F&W’s owners, said his company continues to pay the property taxes on its portion of the industrial park. Relocating to El Rancho Grande is in his company’s five-year plan. However, he said, “Lots of things have to happen before we make that move.”

Perez said the FEDC continues to work toward remedying concerns raised by the Wilson County Development Review Committee, particularly those related to infrastructure at El Rancho Grande. This is why the board voted to purchase a half acre each from Full Boar Tools and 3Way Trucking, which will help to create a 32-foot right of way bordering F.M. 537 to allow for future development by the Texas Department of Transportation.

In other action related to the industrial park, the board voted to rescind its Feb. 6 decision to “sell 30-plus acres, with the option to purchase 30 more acres” to Green Leaf Resources, doing business as Action Frac Fluids. During that meeting, the board voted to sell the company 25 acres at $3,000 per acre, with an option to purchase an additional 25 acres at the same price.

Perez recommended that the board withdraw the offer because Action Frac Fluids representatives had not responded to his attempts to contact them about finalizing the contract terms.
