FLORESVILLE -- The city’s planning and zoning committee continues to move along at a brisk pace, consistent with the area’s continued boom of commercial and residential development.

The committee granted these approvals at its Nov. 7 meeting:

•Final plat for the LRM residential subdivision, located at the corner of Third and Railroad streets in Floresville. Owner Lynn Mosmeyer said he plans to subdivide the property into five lots, constructing a house on each lot. Each of the homes will have an area of approximately 1,400 square feet and will sell for “less than $150,000,” Mosmeyer said.

•Final plat for Unit 3 of the River Bend subdivision. This area includes lots where five completed homes are located, along with 60 other lots along Riverbend Parkway and Fairway Lane, according to developers Lee Ricks and Parke Patterson.

•Preliminary plat for a proposed McCoy’s Building Supply near the intersection of U.S. 181 and C.R. 330. The project’s civil engineer, Bill Gabler, said the approximately 15-acre site will be subdivided into three lots, with the store occupying one and a chain restaurant, such as Chili’s or IHOP, occupying another. The third lot, which is more than half of the total land area, is within the Seguin Creek’s flood plain and could be dedicated to the city for future park land. A street to be named “Wilson Drive” also is proposed for the location.

•Preliminary/final plat for Hughes Family Farms Unit 1, located on southbound U.S. 181 between the Walmart supercenter and the Connally Memorial Medical Center. Project manager Vance Houy said the site will be subdivided into three lots and will include a yet-to-be-named street. A bank is proposed for one of the lots.

***In attendance: board members Robert Leal, David Jaramillo, Philip Vipond, and Chris Talamantez; Cyndi Nichols of the city’s permits office, and City Engineer Larry Heimer.
