P&Z approves final plat for new Richardson Bros.
FLORESVILLE -- Richardson Bros. Chevrolet Polaris is one step closer to beginning construction of its new dealership just north of here, after the Floresville Planning and Zoning Commission voted unanimously Aug. 13 to approve the project’s final plat. This is according to the commission’s chairman, Philip Vipond, following the meeting.
The approval means that the commission gives a favorable recommendation for the Floresville City Council to grant the plat ahead of the dealership being built on the southbound side of U.S. 181 approximately 1 mile north of the highway’s intersection with C.R. 130. Richardson Bros. currently occupies a building, located within the city limits on U.S. 181 between C and E streets, which it has outgrown.
Also during the meeting, Vipond said the commission approved a variance for 800 First St., which will allow someone to place a manufactured home there. The variance was necessary, he said, because the city requires a minimum lot size of 75 feet wide by 100 feet deep for that type of dwelling. The lot is just 52 feet wide.
Vipond said the commission based its decision on the surrounding properties -- some of which are just 50 feet wide -- on which homes were built before the rule was implemented.
In other business, the commission tabled its discussion of the city’s comprehensive land-use plan because of the need for additional clarification on a draft of the plan. Vipond said the commission aims to have its concerns addressed by the plan’s author, Chris Stewart of Stewart Planning and Consulting, at a future meeting.
