P&Z reviews proposed Sacred Heart expansion

FLORESVILLE -- The Floresville Planning and Zoning Commission has given preliminary approval to a proposal for a variance that would allow construction of a building on Trail Street between Oak and Pecan streets. City ordinances require setbacks greater than what the owner’s plan allows.
The 6,160-square-foot building will be erected by the Sacred Heart Catholic Church, which will use it to house its Society of St. Vincent De Paul ministry and children’s activities. The church is requesting the replating of four lots that would be combined into one lot. The site also would 25 parking spaces. Two houses -- including one in use by the Society of St. Vincent De Paul -- sit on the property.
Also winning preliminary approval was the preliminary plat of 10.62 acres located between U.S. 181 and U.S. 181 Business just north of the city limits. According to engineer Armando Guerra, the U.S. 181 side of the property faces Jalou Ranch. He said one acre of the property facing the larger highway would be subdivided for the proposed construction of a dentist’s office, with the remaining land to be sold.
Philip Vipond, the commission’s chairman, said approvals from the Texas Department of Transportation would be needed prior to the commission giving a satisfactory recommendation to the Floresville City Council.
In other business, the commission tabled discussion of drafts of the city’s proposed zoning ordinance, parking ordinance, and land-use plan, deciding instead to hold a special meeting on these items Wednesday, Nov. 13 at noon.
